CANCELLATION POLICY
Cancelations with less than 14 day notice will result in 50% loss of the total cost of the reservation. If a Reservation is canceled within 7 days of arrival, the entire cost of the reservation will be forfeited. If canceled prior to 14 days of arrival a full refund will be given less the $25 cancellation fee. All reservations are subject to a $25 cancellation fee no matter when it is cancelled.

TERMS OF THE AGREEMENT
1. The check-in time is 4 p.m. and the check-out time is 11 a.m. year-round. Early check-ins and late check-outs are not permitted.
2. There shall be no smoking anywhere on the premises. Smoking is not permitted anywhere on the Riverside Commons Condominiums property. 
3. Tenant shall disclose all pets in their company. Each pets come with a $50 pet fee, plus tax. No more than two pets shall be allowed in the pet-friendly units. Not all units are pet-friendly. No animals or pets of any kind will be brought into non-pet rooms. Violations are subject to $250 fines, to be charged to Tenant's credit card.
4. Tenant shall have no more than the maximum number of persons allowed to sleep in the unit.
5. High speed wireless Internet is provided as a convenience only and is not integral to this agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet service. 
6. No facility services prohibited by government order or required to be closed by The Riverside Commons Condominiums Association shall be available during your stay. This can include, but is not limited to, the pool, hot tub or laundry facilities. There shall be no refunds of rents due to ruined expectations related to any closures of the pool, hot tub or laundry facilities.
7. Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. Tenant shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant shall then immediately vacate the premises. Quiet hours start at 10 p.m. and outdoor and indoor noise should be kept to a minimum.
8. Landlord shall provide towels, linens, dishes, cups, knives, forks, spoons and "starter supplies" of soap, toilet paper, shampoo and other items. Additional toiletries and other consumables are to be purchased by Tenant. No reimbursement will be made for unused consumables left at the premises.
9. Tenant shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. Tenant's credit card shall be charged for any maintenance or repairs should the premises be left in a lesser condition.
10. Tenant and Tenant's Guests hereby indemnify and hold harmless the Landlord and Unit Owner against any and all claims of personal injury or property damage or loss arising from tenant or tenant’s guests acts or omissions during use of the premises regardless of the nature of the accident, injury or loss. This includes, but is not limited to, the pool and access to the public waterways. Tenant expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant, and that Tenant should purchase their own insurance for Tenant and Guests if such coverage is desired.
12. Tenant agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, work and family emergencies or other commitments.
13. Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately. Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. Tenants shall vacate the premises at the expiration time and date of this agreement.
14. Landlord is not responsible for lost items. Should Landlord locate an item left behind by Tenant, a minimum $25 fee to package and ship the item shall be charged to Tenant's credit card should Tenant desire to have the lost item returned. 

CITY OF BEND GOOD NEIGHBOR GUIDELINES
1. 24-hour Contact Information. If at any time you have concerns about your stay or in regards to your neighbors, please call the 24-hour contact number 541-389-2363. In the event of an emergency, call 911.
2. General Respect for your Neighbors. Be friendly, courteous, and treat your neighbors like you want to be treated. Respect your neighbors and their property.
3. Noise. Be considerate of the neighborhood and your neighbor's right to the quiet enjoyment of their home and property, especially after 10 p.m.
Maintenance of Property. Be sure to pick up after yourself and keep the property clean, presentable and free of trash.
4. Garbage Disposal. Place trash and recycling containers at the appropriate place and time for pickup. Return trash and recycling containers to the designated location with in 12 hour after pickup. Cigarette butts should be properly extinguished and disposed of in the garbage. (NOTE: Smoking is not allowed anywhere on the Bend Riverside premises.)
5. Parking & Traffic Safety. Refer to the parking diagram posted in the unit and park on-site whenever possible. Do no part on lawns or in a manner which blocks driveways, sidewalks, alley or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.
6. Pets. Promptly clean-up after your pets. Prevent excessive and prolonged barking, and keep pets from roaming the neighborhood. Control aggressive pets, and be sure to abide by the local leash laws. Store pet food indoors and in a secure container to reduce the likelihood of unwanted pest problems. 
7. Tenant/Guest Responsibility. Approved guests and visitors are expected to follow the Good Neighbor Guidelines. Be sure to read your rental agreement for additional terms and restrictions which may include consequences for violating the Good Neighbor Guidelines.
